Getting Repair Estimates for Insurance Claims
The adjuster estimate is often a starting point, not the final word. Your own contractor estimates are powerful tools for negotiating a fair settlement.
Get Multiple Estimates
Obtain at least 2-3 estimates from licensed, reputable contractors. This gives you market-rate data to counter low adjuster offers and shows you did your due diligence.
Beware Storm Chasers
After major storms, out-of-state contractors flood the area offering to waive deductibles. This is insurance fraud in most states. Always use licensed local contractors with verifiable references.
Xactimate: The Insurer Tool
Most insurers use software called Xactimate to generate repair estimates. These estimates often use outdated pricing that does not reflect current material and labor costs. Your contractor estimate reflects real market rates.
What Your Estimate Should Include
- Itemized line items for every repair
- Current material costs (not depreciated)
- Labor rates for your area
- Permits and disposal fees
- Contractor license number and insurance
